Market report by Winnipeg REALTORS® for the sales and listings stats for houses and condos in Winnipeg during January 2016.
This is Bo Kauffma.n of REMAX performance realty and today we're going to summarize the January real estate report put out by Winnipeg REALTORS®
Now it should be noted that Winnipeg realtors looks at not only the Winnipeg sales but also Steinbach and actually the entire southeast quadrant of Manitoba. So at the end of January that were 3,406 listings available and that's up six a percent from January of 2011.
Sales held their own there was 571 sales during January which was only seventeen fewer than last year but six more than in 2014. Dollar Volume was at a hundred and forty five million dollars of sold properties that's a one point seven five percent less than last year … but it's up over January's 2011 -2014. On January 27th, Winnipeg realtors held their annual forecast breakfast and in it … they concluded that … given the … high rate of immigration and good employment, confidence levels are high and the overall economy is a favorable and interest rates remain low, we're predicting that this year it's going to be a very stable year for Winnipeg real estate.
The most active price ranges in Winnipeg for detached homes … in general were between 200-250 thousand dollars, which made up nineteen percent of the market and then the next range was a 250-300 thousand about the same, actually twenty percent of all sales.
Average number of days it took to sell a house was 44 days compared to forty one in 2015. The most active price ranges in condos as it usually is, is between a 150-200 thousand and … at that was made up twenty six percent of all sales and actually the next price range between two fifty and three hundred thousand was was also at twenty six percent of the market and now there were only sixty nine condo sold in January, so it's kind of a small sampling and as we can't draw any conclusions from it.
Average days on market for condos came in at sixty two days to compare that to houses which is forty four days and and those sixty two days average is sixteen days longer than it was last year. It appears were are off to a good start again, so similar to last year, and a spring market is just around the corner.
