And today I'm going to give you some tips actually coming from REMAX. And this is actually aimed at home sellers that have pets. So, what you want to do is you want to make sure that there's no new evidence left of the pets before the buyer start coming to your house so here's some seven quick tips.
First , take a look at your backyard. If your dog likes to bury stuff, bones and other stuff in the backyard and he's left a bunch of the holes in the landscaping. Fix those up.
Number two is to Scoop the Poop. Now one misstep from your buyer and he steps on one of these little smelly landmines, is going to ruin his impression of your yard and maybe even your house. So clean it all up for the buyers get their.
Number three. Fix your fences & decking and any other areas where your dog has scratched. Sometimes stain or a little bit of sandpaper is good enough.
Number four is hide all the evidence. Collect your pets toys, bowls, litter boxes and put them away before you start showing the house.
Number five is to desensitize. Have a friend or your friendly real estate agent come by and see if they notice any smell of your pets. You might have become used to them. But buyers that don't have pets will come in and immediately sniff out whether you have a cat or a dog.
Number six. If you've got hardwood floors and they've been scratched up by your pet, consider rebuffing them. There are services out there that can refinish badly scratched floor so that's one of the things that buyers notice immediately. They take a look at the nice hardwood floors and there's some scratches on them. They'll know that you have a pet and that the floors are damaged.
And last. Don't leave pets home during the showings. Doesn't matter what it is: whether it's a rattle snake, a cat or a dog. Several reasons for this sometimes buyers are allergic to them and I've had buyers that actually walk in and then immediately turn around and walk out because they couldn't handle their allergic reaction to the pet. So get rid of them. Take them out that way. You know Kitty doesn't run out the door when the buyers open the door either.
